About Rebecca

Three generations of Toronto real estate

My family founded Forest Hill Real Estate in 1985. I grew up around the business, and in 2013 my mother, Catherine, and I co-founded the firm's Yorkville office at 28A Hazelton Avenue, where I'm now Broker & Partner.

I sell houses and condos across midtown and downtown Toronto. One week that's a family home in Forest Hill, Yonge-Eglinton or Wychwood, where I live. The next it's a condo in Yorkville or a semi in the Annex. My clients range from first-time buyers to families selling a home they've owned for decades. A lot of them come back, and about one in four of my deals is with someone I've worked with before.

What you get from me is straight answers about price, a plan you can follow, and someone who picks up the phone.

Selling

How I sell your home

Every listing gets the same five steps. They're the reason sellers tell me their home went fast and above what they expected.

  1. Price it right

A comparative market analysis built on recent sales in your building or on your street, walked through with you line by line.

  2. Prepare

Staging advice and a list of small fixes worth doing. Photographer booked within a day, so you can list quickly.

  3. Market

Professional photography, video and virtual tours, custom feature sheets, and print, email and MLS exposure.

  4. Negotiate

Showings and open houses run for you. I review every offer with you and negotiate the terms as well as the price.

  5. Close

Conditions, paperwork, lawyers and closing day, managed so nothing slips between the offer and the keys.

Where your listing is seen

  • National Post Homes. Forest Hill's full-page feature every Saturday.
  • Post City Magazine. Monthly placements, about 175,000 copies a month in Toronto's most sought-after neighbourhoods.
  • Who's Who in Luxury Real Estate. Syndication to LuxuryRealEstate.com, the leading portal for $1M+ homes worldwide.
  • Forest Hill's buyer network. Targeted email to qualified buyers and to Realtors across the city.
  • MLS. Real-time listing with full detail on every major portal.

Buying

Buy with someone who knows the street

The details decide whether a home is a good buy. For a house, that means the lot, the basement and what the house down the street really sold for. For a condo, it's the reserve fund and the last special assessment.

  • A search set up around your list, with new listings sent as soon as they come out
  • I come to the showings and tell you plainly what I think of each home
  • Comparable sales, home inspections, status certificates and offer strategy reviewed before you sign anything
  • Introductions to mortgage brokers, lawyers and inspectors I trust

Neighbourhoods

Where I work most

Most of my clients buy and sell houses and condos in midtown and downtown Toronto. These are the areas I see most often, but I don't only work in them.

Midtown

Wychwood

Tree-lined streets of family homes off St. Clair West. I live here, so I know these streets as a neighbour.

Downtown

Yorkville & Bay-Bloor

Luxury condos, boutique buildings and Victorian row houses steps from our Hazelton Avenue office.

Downtown

The Annex

Victorian and Edwardian houses, many split into units, and low-rise condos near the university. One of my busiest areas.

Midtown

Rosedale

Ravine lots and century homes minutes from Yonge Street, where a small number of sales come up each year.

Midtown

Forest Hill

Where the family business began. Detached homes on large lots, some of the city's best-known streets, and condos along St. Clair.

Midtown

Yonge-Eglinton & Lawrence Park

Family houses near good schools and parks, and newer condos along the Eglinton line.

Your neighbourhood isn't listed? I go where my clients are, from East York to well outside the city. Wherever you're moving, I pull the local sales and walk the streets before we price or make an offer.
